THE VILLA is ideal for large groups as each bedroom enjoys a spacious en-suite bathroom offering guests privacy & space.We're one of the few villas offering the services of a highly trained Chef who'll impress you with her culinary skills! She specializes in Mexican cuisine yet can also prepare other types depending on your preferences, religious),allergies, vegetarian, vegan, GF etc
COMPLIMENTARY CHEF SERVICES FOR BREAKFAST & LUNCH
*Prepares breakfast & lunch 6 days per week with 1 day off for a 7 night stay.(On check-out day she prepares only breakfast)
*Groceries, delivery, & gratuities are extra & paid in USD cash to the Chef
*A menu will be sent to you for group meal planning
*Chef Hours-9AM to 3PM
*Dinner is not included but can be arranged if Chef is available. Rates are:Adults 12 & up: $40. Kids 5-11: $20. Kids under 4 are free. Groceries & gratuities etc. are extra
*Specialty Menu: $50 per person. I.E Surf & turf, lamb etc.

On arrival day you'll enjoy an appetizer, authentic margaritas (or mocktails) followed by a delicious Mexican dinner. Our gift to you! (Please note the special offer of dinner is only for the day of arrival & cannot be changed due to the Chef's contract. Please time your flight to arrive at the villa for 3PM check in if possible, allowing for a 1 hour drive to the villa.

*The terrace & pool area are a guest favorite offering a large freshwater pool & warm Jacuzzi, loungers & umbrellas. (Note the Jacuzzi heats up to warm/very warm. Due to being oceanfront & winds, the Jacuzzi will not get hot.)

*BBQ grill, outdoor shower & speakers, nighttime pool lighting.
INDOORS
*Gourmet kitchen enjoys new appliances, cookware, breakfast bar

4 MASTER BEDROOMS: All 4 bedrooms offer king-beds & its own en-suite bathroom with Mayan rain shower, TV, A/C, ceiling fan, safe & luxury toiletries. 3 bedrooms open to the pool & enjoy ocean views
*4th master bedroom with newly renovated bathroom, & king bed can be made into 2 twin beds if needed. (No ocean view but a very tranquil bedroom)
*2 futons are in 2 bedrooms for kids
VILLA SERVICES
*One-time complimentary roundtrip airport service to & from Cancun Airport. If you require other thansfers there will be an extra cost Please do not fly into Cozumel Island airport as you would have to pay for the ferry to cross.
*Manager can arrange activities & tours, water activities etc. All costs are paid by the guests.
*Housekeeping provided 6 days per week (Excl Sun & MXN holidays)
*Pool cleaning (weekly) & landscaping
*The villa offers a dedicated team working together for many years who have perfected the art of customer service.

*A max of 8 guests is allowed in the villa unless otherwise agreed upon. In addition to 8 guests, we can also accommodate up to 2 children under 12,
*No visitors are allowed on the property to maintain the integrity of the house & not overburden our staff

*The owners only rent the villa 9 months ahead but give us your dates & we can reserve you when it's time to book

LOCATION
Perfectly located offering history & culture, cuisine, sports, water activities etc. The area offers shopping, dining, golf, snorkeling, scuba, windsurf, para-sail, jet ski, deep sea fishing, & ancient Mayan Ruins. Or eco-parks (Xcaret, Xel-Ha, Xplor). Close to the ferry to Cozumel Island.
THINGS WE CANNOT CONTROL
*In the early winter months, the beaches in the area can erode due a change in winds. We cannot control these events or predict how eroded they will get. The pictures are accurate when the beach is at its optimal health which is most of the year. The tides & wind can change & the beach can expand again. Please ask us about this before booking if the beach is key to your stay as it isn't for all guests.
*Due to warming ocean conditions, sargassum (algea) may occur in the Riviera Maya during the warmer spring & summer months. We cannot predict if & when it may occur & if it will disrupt the beaches/swimming. Barriers have been installed to help reduce it. (We welcome guests to research this.) Season has ended for 2025!
*Please purchase travel & medical insurance in case of job loss, flight cancellations/delays. Hurricane season is also from June 1 to Nov. 30 so please consider this when you book. We don't refund unless a travel advisory is in place.
*We cannot refund or credit guests due to the above so please take the necessary precautions as an informed traveler.
