Summary: This is a newer, 2 story, 3 bedroom, 2 bath typical Mexican middle class home. This home was perfect for our family of six (dad, mom, and four children). The home is located in a gated community right off Federal Hwy 307 and is only a 10-15 min drive to downtown PDC. This home is simple yet was very nice and clean with separate remote-controlled AC units in each of the 3 bedrooms and one in the living room. Each bathroom has a toilet, sink and shower stall. The kitchen has a smaller, mid size fridge, range/gas stove top and oven. The home is equipped with adequate utensils, dishware and cookware to prepare meals. The neighborhood is very nice and is located in a gated community with a 24/7 guard on duty who controls the electric gate. We met and spoke to a couple of the friendly neighbors. Except for the occasional barking of the dogs from the home in the rear, the area is quiet. The dogs for the most part, did not disturb our sleep. The beds were clean and comfortable. They are quite firm so that can be good or bad depending on your personal preference. I love firm beds so no problem there. Clean towels in each bedroom. If this is your first time visiting Mexico or staying in a Mexican home, there are a couple things you need to accept that you might have at home or in a big resort hotel: water pressure throughout Mexico is typically low so be prepared for that when showering or washing dishes. This home is conveniently located (about a 7 min walk) to the nearby Oxxo convenience store, a restaurant right next to it called Dia y Noche (excellent food and friendly owners), a new gelato shop, a bank, pizzeria, and a gym. If you take a right out of the neighborhood onto Xel-Ha Ave, you'll see another Oxxo and right next to that is Xel-Ha Lavandería (laundry mat) which is full service and will wash, dry, fold and wrap your load of laundry and is ridiculously inexpensive. A pharmacy, grocery stores, bars and eateries are found further down the road. This home is perfect for families or anyone not into the resort thing and wants to blend in and enjoy life with the locals. Nicola is friendly, gets back to you quickly and gives you ideas on where to visit. If you are looking to be pampered and have every service at your disposal, this isn't the place for you. But if you want less expensive, real cultural experience with a great location and clean and comfortable arrangements, especially with a bigger group and children, this home is a sure bet!

Summary: To give some perspective on where this review is coming from; We (My wife and I, along with our 2 young kids, and my in-laws) stayed here for 9 days. This was my wife’s first trip outside of the US and it came with some surprises.
In a spirit of full disclosure, my wife wanted to rate this rental as a 2. I would have given it a 4 because of price. Her reasoning is that the beds (doubles, not queens like stated in the listing) were quite hard, the water pressure was virtually non-existent (and some times was non-existent) and the gated community seemed to have more dogs than people. On the other hand, this place was a third the cost of most other places I was considering, was clean, and had air conditioning in all 3 bedrooms and the main floor. The location was a good 15 minutes from Playa, but for me I consider that a plus, because I don’t care for crowded touristy places. As a place to sleep and cook, this worked well.
Some things to note: No TV, No laundry (and doing laundry in Mexico is much different than the states), the fridge is tiny (the freezer was frozen shut) - so if you want to cook don’t buy anything that needs to be refrigerated, when there is water it is very low flow, the dogs are noisy, the beds and pillows are hard, there was exactly 6 towels, the property manager, though nice, was difficult to get ahold of when the hot water wasn’t working, when there was no water, or when we were trying to figure out what to do with the key in checkout.
Overall would I stay here again: definitely! Would my wife stay here again: No.
As far as I am concerned it met all my needs. The pool was a little small and I heated, but still sufficient. The neighborhood was private, but not high end. I was hoping that there would be beach towels or any kind of beach gear like an sand toys, umbrella, or chairs, but considering how far of a hike it was to most beaches I wouldn’t have wanted any of that stuff anyway. It made for a great central location for our visits to Chitzen Itza, Talum, Akumal, Xcaret, Puerto Moreno, Isla Mujeres, and Playa. The biggest disappointment was the beaches were covered in rotting seaweed and the water was brown with it. This was the case with every beach we visited with the exception of Isla Mujeres and Cancun, but it was red flags in Cancun so no swimming.
If you want a great base camp for many activities in the Yucatan this is great. If you want a beach vacation, I would recommend going somewhere else.

Summary: The location is just perfect, the flat is fantastic - brand new well -maintanedand. The surounding guarded street with swimming pool and friendly neighbourhood makes your stay very pleasant. The steps and little street towards it made us feel like we were apart of the locals. Just a few minutes walking and we were in typical Mexican street wih bars, restaurants and little shops. With rental car we could reach all most famous places just for couple of minutes like RioSecreto, Akumal, Xcaret, Xplore , Chichen Itza, Tulum and many cenotes and beaches as well as downtown of Playa del Carmen. Overall, it is just fantastic and best location ever. You must enjoy domestic tequila, tortilla, taco, burrito, fajita, enchillada and fantastic quacamole from fresh avocado.
Definitely recommends this flat to everyone.

Summary: Our stay was absolutely wonderful. The location is just perfect. very quiet area, with good access to the major attractions in Riviera Maya. The house is completely new, beds are comfortable. House is perfectly furnished. Thank you!
